Double Rooms    £50 - £90 per person per night
Twin Rooms       £50 - £90 per person per night
Single Rooms     £40 - £80 per person per night
3 Sharing          £75 - £120 per room per night

All rates are based on up to 2 people sharing double or twin bedded rooms for a minimum of 2 nights and include all relevant taxes.  Children are charged at the full adult rate regardless of age.

Bookings of course include a full hearty English, Vegetarian or Vegan Breakfast (see our Menu page). Special diets can be catered for on request.

As a general guide, we do not usually take advanced bookings for single night stays, particularly at weekends.

Booking Terms and Conditions

To make a booking, we require payment of the first night as a deposit. This is non-refundable. If you then have to cancel any subsequent nights we will charge 2/3 of the full cost of the stay, if we are unable to re-let your room. We always endeavour to re-sell rooms so, if you do have to cancel, please give us as much time as possible.

With this in mind we always recommend you have adequate Holiday Insurance to cover any unforeseen circumstances. With our written confirmation, we always send out details of our recommended scheme. You can obtain a quote & arrange the Insurance on line by clicking the arrow.

Smoking

We have a strict No Smoking policy throughout the Guest House. Should you choose to ignore this, you and the whole of your party will be asked to leave and will be charged for the entire length of your stay. In addition you will be incur the fee of £100 for specialist cleaning.

Payment 

We take all major credit, UK debit cards and of course, cash. (American Express transactions are subject to a 5% handling charge). Cheques are accepted only by prior arrangement.

Pets

Sorry but we don't take pets. We do however have a dog, Dobby - who is not normally allowed in any guest areas.

Children

Out of consideration for our other guests, only well behaved children are welcome at Broadview. We do not have a cot or fold away beds and operate a policy of one bed space per person. Everyone is charged the same rate, regardless of age.

Check-in/Check-out

Check-in is from 4.30pm - 6pm. If you wish to check-in earlier or later, alternative times can often be arranged if you telephone or e-mail us a couple of days before arrival. Please note that we are unable to accept arrivals after 10pm and this is strictly adhered to.

Check-out is strictly by 10am on day of departure and the Parking permit must be returned at this time.

Breakfast

Breakfast is served at 8.30am, it is often possible to have it a little earlier. If you need a very early start, we can arrange for you to have one of our early starter packs which can be discussed the night before.

Packed Lunches

Are always available and can be pre-ordered on booking or the night before for an extra charge.

Loss/Damage to Property

Lost or keys that are not returned at check-out will be charged at £75. Rooms are checked after departure and any breakages or damage will be charged to the occupant's card or the card used to make the the original booking. Broadview Guest House reserves the right to charge for damages or soiled/missing items using a new for old policy.

Parking

The best place to park is a couple of hundred yards past us in the "Low Fold" Pay & Display Car Park near the Mountain Rescue Centre. The car park is free overnight from 6pm-8am.

During the day, we can provide a parking permit for one car per room, this allows you to also park in most South Lakeland District Council Car Parks during you stay (subject to their terms and conditions of course). The Permit must be returned to us on check-out before 10am on the day of departure. (If the permit is not returned at check-out we will have no choice but to charge you the cost of the permit as the Council WILL NOT re-issue them).

Please telephone us before booking if you are coming on Motorbikes as we can sometimes arrange parking at the back of the house, but only if we know in advance.

Bicycles

If you are planning on bringing bicycles, you are welcome to store them in the small yard at the back of the house - apart from them being guarded by Dobby, our dog, the yard is not secure or covered and therefore stored at your own risk so we always advise you bring locks for your own security.

We do ask you to be considerate when parking them in the yard, as we need access to the outhouse at all times.

Internet Access

The house now has a WiFi network which you are welcome to log onto free of charge from your laptop in your room. If you don't want to bring your laptop with you, we can let you check and send e-mails on our machine.
